Frequently asked questions
What is an as-built model and how does it differ from the design?
The design says how the building was meant to be built; the as-built says how it actually turned out, deviations included. It is what you need to refurbish, to maintain and to sell: any future work on that asset starts there.
What is a point cloud for, and how is one produced?
The building is surveyed with a 3D laser scanner or by photogrammetry, producing millions of measured points with their real position. The as-built is then modelled on top of that cloud to millimetre accuracy, instead of trusting old drawings that rarely match what is there. It is particularly useful in refurbishment and in industrial facilities.
What level of detail do you model to?
Whatever the intended use requires, no more. Over-modelling makes the work more expensive and the file unmanageable without adding anything. That level is agreed in writing at the outset, element by element, and forms part of the brief.
Do you deliver drawings as well, or only the model?
Both. Project documentation (plans, elevations, sections, schedules, quantities) is generated from the model, so it comes out coordinated by construction: change the model and the drawings change. That is half the reason for working in BIM.
