What is a digital twin and how is it different from a BIM model?

A BIM model describes what the building is. A digital twin is also connected to what happens to it: consumption, sensors, incidents, maintenance. The model is a very detailed photograph; the twin is a photograph that updates itself and that you can make operational decisions from.

What is it useful for in practice?

Knowing which assets you have and where they are, anticipating maintenance instead of reacting to failures, understanding where energy consumption comes from, and simulating a change before carrying it out. In a building in use, operation often costs far more than construction: that is where the investment comes back.

Do we need an existing BIM model first?

It helps a lot, but it is not essential. If no model exists, the as-built is surveyed first, usually from a scan. If one does exist, it is cleaned up and the missing operational information is added.
